To get your bond back in Perth, return the property in the same condition as your property condition report, allowing for fair wear and tear. Clean the oven, rangehood filters, bathroom grout, window tracks, cupboards and floors, and finish with a walk-through against your report.

Moving out is stressful enough without worrying about the final inspection. The good news is that property managers in Perth tend to check the same places every time. If you clean those places properly, you give yourself the best chance of a smooth handover and your full bond back.

Start with your property condition report

At the start of a tenancy in Western Australia, your landlord or agent gives you a property condition report. It records the state of every room on day one. At the end of the lease, the standard is simple: leave the place in the same condition, allowing for fair wear and tear. Find your copy, read it, and use it as your guide while you clean.

Kitchen

  • Clean inside the oven, including trays, racks and the door glass.
  • Degrease the cooktop, knobs and the wall behind it.
  • Wash the rangehood filters and wipe the hood inside and out.
  • Empty and wipe every cupboard and drawer, inside and out.
  • Clean the splashback, tile grout, sink and taps.
  • Wipe the dishwasher filter and the inside of the microwave if they came with the property.
  • Clean the fridge if it is supplied, then mop the floor right to the edges.

Bathrooms, toilets and laundry

  • Remove soap scum and limescale from shower screens, tiles and taps.
  • Scrub tile grout and treat any mould on silicone or ceilings.
  • Clean the bath, vanity, basin and the inside of cabinets.
  • Disinfect the toilet, including the base and behind the pan.
  • Wipe the exhaust fan cover and polish mirrors.
  • In the laundry, clean the tub, taps, cabinets and the dryer lint filter.

Bedrooms and living areas

  • Dust and wipe skirting boards, doors, frames and light switches.
  • Spot clean marks and scuffs on walls with a damp microfibre cloth.
  • Clean inside wardrobes, shelves and sliding door tracks.
  • Dust ceiling fans, air-conditioner vents and light fittings.
  • Remove cobwebs from corners and ceilings.
  • Vacuum carpets. Check your lease to see if it asks for professional steam cleaning.

Windows, doors and outdoors

  • Clean window glass, tracks and sills. Perth dust and sand collect in tracks quickly.
  • Wipe flyscreens and sliding door tracks.
  • Sweep patios, paths and the garage, and clear cobwebs.
  • Mow the lawn and tidy garden beds if the garden was in good order at the start.
  • Empty and rinse the bins and leave the bin area clear.

Finish with proof

Do a final walk-through against your condition report. Replace blown light globes, return every key and remote, and take dated photos of each room. Keep your cleaning receipts or booking confirmation. If there is a dispute later, that paper trail makes a real difference.

Frequently asked questions

Not in general. The requirement is to leave the property clean and in the same condition as the start, allowing for fair wear and tear. Some leases ask for professional carpet cleaning, so always check your agreement.

A small unit can take a couple of hours for a crew, while a family home can take most of a day. Doing it yourself usually takes longer than people expect, so start early.

Most start in the kitchen and bathrooms, then check windows, floors and walls. Ovens, grout, window tracks and skirting boards are the usual trouble spots.

Clean after your belongings are out. That lets you reach the floors, skirting boards and wardrobe interiors, and avoids marking clean areas while you carry boxes.
